Broker Access Math

How much broker time is actually available?

40-hour baseline9m 48sper agent weekly
After lunch/admin7m 21sper agent weekly
Daily reality1m 28sper agent daily

At 245 agents, the simple 40-hour baseline is 1m 58s per agent per day before the selected lunch/admin deduction.

Why the time matters

Real estate is a relationship business, and one of the most important relationships an agent has is with the broker they are counting on when things get complicated. A split, logo, or recruiting pitch will not help much when a contract issue, client dispute, compliance question, or difficult closing shows up. That is when access, trust, and real familiarity matter.

A University of Kansas study found it can take 40-60 hours of shared time to move from acquaintance to casual friend, 80-100 hours to become a friend, and more than 200 hours to become close. With 245 agents and the selected lunch/admin time, this calculator leaves about 1m 28s per agent per workday, or roughly 7m 21s per week. Read the KU study overview.

At that pace, it would take about 6-9 years just to reach the casual-friend range, 12-16 years to reach the friend range, and more than 31 years to reach 200 hours. A broker does not need to be every agent's best friend, but if the math only leaves a minute or two a day, agents should ask how that broker can truly know, guide, and support them when things get tough.

Brokerage interview questions

What this checklist helps agents verify

Choosing a brokerage should not come down to a recruiter script, a split percentage, or a vague promise of leads. Agents should be able to compare broker availability, supervision, mentor quality, E&O coverage, record retention, training systems, technology, company email, costs, and public license records in one place.

Questions to ask the broker

  • How many agents do you personally sponsor and supervise?
  • How do agents reach you during contract, inspection, or client pressure?
  • Who covers supervision when you are unavailable?
  • Can I review the company systems before joining?

Red flags to watch

  • Recruiter-only interview with no broker conversation.
  • Lead claims without source, assignment, or cost proof.
  • Mentors managing agents without a clear supervision explanation.
  • No clear answer on E&O, records, email, or compliance.
FAQ

Broker interview checklist FAQ

What questions should I ask before joining a real estate brokerage?

Ask about broker access, agent count, lead source proof, mentorship, delegated supervisors, E&O insurance, company email, TREC records, CRM tools, monthly fees, commission structure, transaction support, and what is included versus extra.

Can I use this checklist for multiple brokerages?

Yes. The Broker Interview Tool lets agents create separate workspace entries for up to 10 brokerages they interview, compare green checks and red flags, save the workspace for 90 days, and download the completed scorecard as a PDF.

Why does TREC lookup matter when interviewing a brokerage?

TREC public records can help verify whether the person you are talking with is a broker or sales agent, whether the license is active, and whether the record raises issues that deserve follow-up questions.
